
Irv’s Burgers and Prince St. Pizza will debut in Pacific Beach in July at 4505 Mission Blvd.
California-born Irv’s Burgers and famed New York City pizza shop Prince St. Pizza will open their newest adjacent locations at the former site of the Mission + Garnet food hall.
To celebrate the opening of the two culinary icons in Pacific Beach, Irv’s Burgers, and Prince St. Pizza invite locals and visitors alike to a joint grand opening block party on Thursday, July 4 from noon to 4 p.m. Guests can enjoy a free Irv’s burger, fries and milkshake combo, in addition to free Prince St. Pizza slices. The celebration will feature tunes by a local DJ, photo booths, and entertainment for the whole family.
The new restaurants feature standing counters and indoor and outdoor seating. They will cater to locals and visitors alike seeking delicious on-the-go and late-night food options. Irv’s Burgers will offer the signature dishes that established it as a beloved burger joint, including the famous Irv’s Double and Just For You cheeseburgers, as well as the Irv’s Dog, tuna melt, chili cheese fries, soft serve milkshakes, and savory breakfast burritos and sandwiches.
Prince St. Pizza will serve its legendary, Sicilian-style, square slices, original Neapolitan pizzas featuring handcrafted signature sauces, New York cheese, and daily handmade dough made with a specialized water filtration system that replicates the superior quality and taste of New York water.

Irv’s Burgers started as Queen’s Burgers in 1946, one of the first burger stands on the famous Route 66. As the shop grew in popularity over the decades, its name changed to Irv’s Burgers. Its California roadside-style cheeseburgers cemented the brand as a force in Hollywood pop culture. The stand drew in the likes of Frank Sinatra and The Rat Pack, Jim Morrison, Jimi Hendrix, and Janis Joplin. It most notably was featured on Linda Ronstadt’s album cover, “Living in the USA.”
Prince St. Pizza opened its flagship New York City location in 2012 with handcrafted recipes that had been in the founding family for generations. The shop quickly rose to fame, revered for its signature sauces made from the highest-quality ingredients and iconic fluffy dough molded from scratch daily. Today, the shop menu honors its New York City roots with several menu offerings named after streets near its flagship Nolita location, including the Mercer Margherita with original pizza sauce, fresh garlic, fresh mozzarella, pecorino romano, extra virgin olive oil, and fresh basil; and Prince Perfection with marinara sauce, fresh mozzarella, and pecorino romano.
The half-century-old Denny’s at 800 Garnet Ave. closed for repairs and remodeling following a suspected arson-set kitchen fire in October 2018 cual caused an estimated $850,000 in damages. The restaurant never reopened, as Denny’s franchisee Jeff Jones was unable to renew his lease.
El Denny’s was replaced by a six-eatery concept utilizing a shared kitchen by food-franchise owner Scott Slater, who expanded from La Jolla. That concept is gone as Prince St. Pizza and Irv’s Burgers will take over the property.
