
Proteus Homes has developed an innovative process for building accessory dwelling units and custom homes laying the groundwork for construction in a single day.
One such ADU is under construction at 1035 Oliver Ave. in Pacific Beach.
The company employs a system they call custom panelized building, constructing the ADU (or custom home) in their warehouse in individual floor, ceiling, and wall panels. Then, Proteus comes out to the property, typically with two or three flatbed trucks and a massive crane, and assembles the entire ADU (or home) on-site usually in a matter of hours.
“Our proprietary building system allows us to deliver your ADU on time and on budget in about one-third the time of traditional on-site construction,” states the company on its website at proteus.homes.
Ryan Jantz, president and co-founder of Proteus Homes along with business partner Luca Brammer, both UC San Diego grads and neighbors, discussed the Proteus “process” during a recent visit to their Oliver Avenue construction site in PB.
“Luca and I started Proteus in 2020,” said Jantz. “We saw an opportunity with the ADU laws to develop a building method to put up ADUs quicker because, usually with ADUs, there’s a very specific demand, a reason why someone’s building one. For example, with this one (1035 Oliver) their kid is moving in. So people are in a hurry to get them done, they don’t want to wait a long time, or they’re looking for rental income where, once again time is money.”
Discussing the origin of the Proteus “process,” Jantz pointed out he, as a general contractor, had been getting lots of inquiries to build ADUs. “But price and timing just wasn’t working for a lot of those clients,” he noted adding, “So we looked for a better way to do it.”

Jantz, whose custom-home building office is in PB, said Brammer’s background was in factory-built full-modular housing, whereas his background was stick-built coastal custom homes. The result is combining their methods into a hybrid building style
“We work all over the county,” pointing out Jantz adding, “The model allows us to ship it anywhere, so we build it in the factory and ship it to any site and assemble it, usually in one day.”
Jantz noted the Pacific Beach ADU now being constructed was factory-built and shipped to Oliver Avenue as parts. “We set up a crane, had a couple of trucks, and had the wall panels just assembled here, said Jantz adding workers put the floor panels on, then did the second-floor walls and finally the roof. “We went from a slab foundation all the way to a finished structure in one day,” Jantz said noting the build will take approximately three months to complete.

THE PROTEUS PROCESS
What is an ADU? Accessory dwelling units for residential, also known as guest houses or granny flats, can be used in a variety of ways, most commonly, to generate rental income, for multi-generational living, or, to gain square footage for friends and family.
Do ADUs fit in backyards? In most cases, yes. If you can fit a standard garage in your backyard, then definitely. Proteus can also customize any floor plan, or build on top of an existing garage. There are many creative ways to take advantage of adding additional space.
