San Diego FC expands store Eighteen Threads
On Saturday, June 22 at 3 p.m., San Diego FC will open the doors to their newly renovated and expanded official store, Eighteen Threads, in Mission Valley Mall. Growing from 1,900 to 5,500 square feet, the store offers a unique immersive experience featuring a state-of-the-art soccer simulator, a gamers’ lounge, and a customization station in partnership with Avery Denison for personalized merchandise. As the official store of San Diego FC, Eighteen Threads will offer merchandise, including exclusive in-store items, and serve as a gathering spot for fans before matches at nearby Snapdragon Stadium.

Western wear brand Tecovas to open store in Fashion Valley
Leading Western wear brand Tecovas is opening their first San Diego location on Friday, June 21. Located at Southern California’s trendiest shopping destination, Fashion Valley open-air shopping mall, the 3,523 square foot store will be open Monday-Saturday from 10 a.m.-9 p.m. and Sunday from 11 a.m.-7 p.m.
Tecovas is excited to be expanding in California; the San Diego store will be the second location in the state for the Austin based brand. Founded in 2015, Tecovas has become a leader in the Western space, with 34 stores that bring Tecovas’ “radical hospitality” in reimagining the boot-buying experience entirely, which traditionally is intimidating, cluttered, and unrefined.
The Tecovas store design is unique to immerse customers in the spirit of the West, and make the shopping experience warm and inviting, as year-round customers are welcome to grab a complimentary drink from the bar while checking out handcrafted boots.
Multi-tenant office building sold
Cushman & Wakefield announced the firm has brokered the sale of Aerofund Financial Plaza, a 48,571-square-foot multi-tenant office building on over ±1.3 acres in San Diego, California’s vibrant and bustling Mission Valley neighborhood. Located at 4025 Camino del Rio S, the three-story, u-shaped building was 100% leased to nine tenants across a diversified mix of industries and sizes. The property was acquired by CES Remington, LLC, based near Chicago, for $9.8 million.
Jeffrey Cole, Nico Napolitano, Mark Avilla, and Brooks Campbell of Cushman & Wakefield’s Capital Markets and Private Capital groups in Southern California collaborated to represent the seller in the transaction. The buyer was represented by Brandon Keith of Voit Real Estate Services.
“Aerofund Financial Plaza is an extremely efficient asset. It provides quality and unique office space that sets it apart from other buildings in the area—offering large balconies overlooking a common area, subterranean parking, fantastic views, and immediate freeway access while the smaller units require limited tenant improvements. The Mission Valley location is poised to provide additional tailwinds, currently undergoing a large revitalization aided by significant institutional capital investment,” said Senior Director Nico Napolitano. “The seller is exchanging the proceeds of the sale into a higher profile mixed-use project in the area.”
“This is one of the only sizable stabilized multi-tenant office assets that have traded to an office investor in San Diego over the last 18 months,” added Napolitano.
City’s Stadium Wetland Mitigation named 2024 Project of the Year
Recognizing a positive impact on restoring natural habitats to help improve the environment, the City of San Diego’s Stadium Wetland Mitigation Project has been named the 2024 Project of the Year by the San Diego/Imperial chapter of the American Public Works Association. The award was presented during a ceremony at the Hilton Mission Valley in San Diego.
The award promotes excellence in the management, administration and implementation of public works projects. The Stadium Wetland Mitigation Project transformed 57 acres in Mission Valley along the San Diego River into the City’s largest wetland mitigation site.
Eight years in the making and overseen by the Public Utilities Department, the Stadium Wetland Mitigation Project ensures the preservation of critical habitat that will benefit the San Diego community for generations. The project:
- Restores habitat and native plant communities through the reduction and removal of trash and debris, site protections and removal of non-native plants.
- Ensures long-term viability and sustainability of native ecosystem.
- Enhances the sustainability of the area as an important wildlife corridor.
- Provides for flexible management that can adapt to changing circumstances.
Because the San Diego River is an important biological resource, the mitigation plan needed approval of the U.S. Army Corps of Engineers, California Department of Fish and Wildlife and San Diego Regional Water Quality Control Board.
Creekside Park in Civita wins park “Project of the Year” honors
Creekside Park in Civita was named Project of the Year in the Parks Category in the annual San Diego/Imperial County APWA (American Public Works Association) Awards presentation. The 1.3-acre linear park extends from Friars Road to Civita Boulevard and is adjacent to the 14.3-acre Civita Park. Creekside Park includes elevated walkways spanning a cobble swale below, a children’s play area, seating, picnic areas and an off-leash dog run.
Creekside Park also features landscaped detention basins that mimic the character of a natural creek. These basins are part of the community’s extensive biofiltration system, which treats and cleans runoff before it flows into the San Diego River.
Sudberry Properties developed Creekside Park in partnership with the city of San Diego’s Parks and Recreation Department. The park was designed by Schmidt Design Group, Inc. of San Diego, with Glen Schmidt, FASLA, principal in charge, Jennifer Montgomery, associate landscape architect, and Jesus Alan Figueroa, project manager. RICK provided civil engineering services and Hazard Construction was the general contractor.
Creekside Park is an integral part of the growing network of parks in Civita, a testament to the community’s green, livable future. This network, stretching from Friars Road in Mission Valley to Phyllis Place in Serra Mesa, is more than 80% complete.
Mission Valley hosts concerts each Monday, Wednesday, Saturday

First affordable housing project on repurposed County land opens in Linda Vista
Wakeland Housing and Development Corporation (Wakeland) and the County of San Diego, along with their partners at San Diego Kind, elected officials, funding partners, community leaders, and other stakeholders celebrated the grand opening of a new affordable housing community for seniors in Linda Vista, Levant Senior Cottages. Levant is the first property to open doors due to a new County initiative to repurpose excess land as affordable housing.
Levant Senior Cottages addresses San Diego’s housing affordability and homelessness crisis, providing accessible, affordable homes for low-income seniors on fixed incomes, who are increasingly at risk of homelessness at a time when rent in San Diego is at an all-time high, coupled with inflation and limited affordable housing in our city. Through this new development, 127 carefully tailored bungalow-style units will become the new home to some of the most vulnerable seniors in our community.
Apartments at Levant Senior Cottages are designed for low- to extremely low-income seniors earning 25% to 50% of the Area Median Income. Residents will pay approximately 30% of their income towards rent and rents range from $603 to $1,206. In addition, 70 of the apartments have Project Based Vouchers from the Comisión de Vivienda de San Diego that provide rental assistance to the residents who live in them.
The County of San Diego owns the 4.57 acres of land that Levant Senior Cottages lies on, and is leasing the property to Wakeland for the next 70 years. Rent is set at $1 per year plus $10,000 in annual administrative and monitoring fees. This allows for all units to remain affordable. Levant marks the first of 11 development projects to open doors as a result of the County of San Diego’s initiative, and the first of three between the County and Wakeland. In the near future, Wakeland will build three others on excess County land, including two in the Grantville area which will house families and a complex for seniors in Ramona.
While living at Levant Senior Cottages, residents will benefit from Wakeland’s continuous offerings, which include a wide range of onsite personal and professional development services and social activities provided by the non-profit. Residents will also be able to access medical and social services provided by St. Paul’s PACE. These services, delivered by Wakeland and St. Paul’s, have proven transformative in enhancing the well-being and stability of seniors within Wakeland’s existing portfolio of affordable housing communities.
Homes at Levant are surrounded by beautiful courtyard gardens, a large community building with a kitchen and computer lab, a mini pet park, and ample outdoor seating areas – all designed to encourage socializing and a sense of connection between residents. These homes were built to be senior-friendly, sitting on 4.57 acres, they feature a mix of single-story cottage-style bungalows and apartment homes in two-story buildings with elevator service for older residents’ easy access.
